Landlords are legally responsible for the safety of their tenants in rented accommodations according to the Health & Safety executive.  Please refer to www.hse.gov.uk for more information.

Landlords have to comply with the Gas Safety Regulations 1998 making sure gas appliances, fittings and flues that are provided are safe for tenants.

Landlords are also responsible for annual gas safety inspection by a gas registered engineer. Landlords must keep a record of the safety check for 2 years and issue a copy to the existing tenant within 28 days of the inspection and issue a copy to any new tenants before they move in.
